Hi all,
I'm looking into buying a house, I'm 19, so I don't have much to spend as you could imagine. I've found a house in KOONDOOLA (north the river). I was wondering if anyone lives around the area or knows the area.
Is it a alright area? can anyone give some information on the area please?

It all depends on how far from the city you want to be really, my sister moved into Stratton, which everyone said was a bad area, but its really nice and HELL cheap to buy a newer house, they have cleaned it up a fair amount, were actually considering buying there.
What other areas are your option, what work are you in etc?
it doesnt matter where you live or what sort of area it is , home is what u make it , so what if the house is cheap an a bit run down , you will be much happier there , where you can afford a proper lifestyle, than paying a ridiculos amount of money for years on end just to say you live in a nice or rich suburb...... go for what you can afford and still be able to do what you wanna do, live the aussie dream bro and buy the best house on the worst street and take it from there

Yeah but that is lots of money to chuck into a dream which could very well turn into your worst nightmare.
Thats a risky statement.
When it comes to real estate the area or street is everything in terms of value and growth. Koondoola may be a dodgy area, but it still comes down to the street and what neighbours you have. There are bad streets in even the best areas, so do your research first, then make an offer.
If you are in a position to buy a house at 19, go for it. Now is probably one of the best times to buy in Perth in recent months.
Hmm.. I haven't had a chance to scout the area yet.. but you can't tell much from the streets. Home is what you make it, thats a positive statement but I used to live in Thornlie and it just wasn't the same, the house was nice (because my father built it and we've taken care of it) but the area was a little on the dodgey side were stuff would get stolen etc.
Funny story actually... we got robbed while we were at home, we were in our rooms and someone walked through the house and took some mobiles and wallets. We didn't hear anything. I don't mind a run down house ... doesn't bother me... I just don't want things stolen.
Other houses in Perth around the same price range was: Clarkson (too far north), Thornlie, Armadale, Kenwick, Maddington, Balga, and then some further south ones. For ~$350,000 you can't get much these days.
These areas are quite dodgey, apparently picking up slowly but .... from experience down that way .. I'd rather live north the river. Surrounding Suburbs are Balga, Girrawheen, Alexander Heights, Mirrabooka & Morley. But I guess I'll have a look there on the weekend. The property is 728sqrm so its a big block, thats why I like it. Even if the house is old... I can either fix it up or knock it down and restart in the future.
I'd rather do it in reverse, buy the worst house in the best street.
No chance in hell I would live in a commission housing area or an area with a very low socio-economic status, no matter how low the house prices are.
I prefer not waking up every day to see blue singlets, flannos, mullets and wrecked VB Commodores on every second front yard
Edit - My sister just moved to perth and rented a new house in Queens Park. She had rent it from interstate as she would have had no place to live as she does FIFO. She is cursing the day she signed the lease and can't wait to get out of there.

Apparently Cannington is a good investment area........ I would never buy there lol .... too much happens there... So you can get some real dodgey areas. Queens Park doesn't look bad from the train line actually it always looks deserted haha, never see anyone .... never hear stories about it or anything ... it does look a bit old. But that is why I did post the OP for inside information on suburb. I've been asking around and been told its a old suburb and also not the 'best' suburb to live in.... I guess I'll have to go have drive around and talk to some neighbours.
koondoola is a sh!t hole. id be lookinf further north, say butler or even a bit further out. it might not be a perfect spot location wise but its a dam site better than koondoola.

Buying the worst house in the best street is ideal, but isn't always affordable. As it is your first, buy what you can afford, where you can afford even if it isn't ideal.

The in laws have half a dozen places all around Perth mostly in dodgey areas (nut sure where exactly) and they have made plenty from them. You might not make as much as you would if you bought in a premium area, but you're not likely to go backwards either. Good luck with it all!![]()

Well Torquen was right, Koondoola is a dodgey area. Many strange people :S The houses are rather old ... but a lot of old commies and jap cars like supras, 180sx, 200sx around. Think their cars would be worth more than their houses haha. Was driving through some of the streets and people were sitting outside looking very dodgeyedly haha. Decided not go in that area, thought better head out fast haha.
Not buying a house anymore, decided to go with a unit. Can get a brand new unit in a decent looking area for the same amount. Didn't really wanna go into a unit because of the closeness of the neighbours and it's not ideal for parties etc. I've got a $5000+ DJ setup at home so I think I'll get in some trouble. But I guess they'll get used to it haha.
Bravotwozero - Property prices in Perth is way to high in my opinion, you hear on the radio to buy over east cause it's a lot cheaper. But as most people, I wouldn't want to leave either, not saying over east is a bad area just friends etc are over here.

haha, so hard to find a reasonable place to move into when your young. the good areas cost too much but you don't want to move into a dodgey area. so hard for the young people to get into the market. and to rent you pay like $400 a week (split if others in the house). stupid rent, just payin of someone elses house :P
Queens Park is not that bad anymore, used to be extremely bad but they have since knocked all the problem houses down and new estates are now going up. there are some reasonabley priced houses for sale in QP at the moment, including the one we just moved out of, it's for sale @ $339,000, 3x1, 670+sqm, lock up carport plus shed for car out back. we lived there for over a year and had no problems what so ever, that's even with having my VK SS and a WRX parked in the carport/shed. its also close to everything.
we just bought in Ferndale, nice quiet suburb.

My partner and I brought a block of land, new subdivision area, in Hocking. 440Sqm. $225,000. Building a 4Bed 2Bath house (180sqm ish) for $160,000. The Builder is Gen 1 (part of Easy Living), the house is fully tiled/painted/carpeted etc because we had to go through KeyStart. The house is walking distance to Hocking Primary School which looks decent from the outside, new school.
Slab went down mid January, and finally mid march the building commences!!

Yep. We've been looking at established homes since beginning last year. Decided to build our own for $380,000. Atleast it's a new house in a decent area.
Took forever to get a loan through KeyStart because they make sure you can definately pay it. But finally we made it.
We had decided on a house, but it was a 5 x 2 and the rooms were small, so we changed the plan to a 4 x 2... actually in the end it doesn't look like the original house - we redesigned the whole thing lol. Put a garage instead of carport etc. Made like $20,000 worth of changes. But it's getting built now, so now we check it each day to see the progress.. now it's exciting again!! hehe.

Parts of Koondoola arent bad my father in law lives there and he has never had any problems its like all suburbs they have there good areas and bad areas but anyway congrats on the buy in Hocking
If its got Wheels or Boobs its gonna cost ya money
