yeah bunnings is usually the cheapest. i used to work in a building yard and some of the prices bunnings had were just too low to compete with. really sucks for all the little places.

Living in a garage is fun isn't it? That's where I end up every time I'm in the doghouse with the wife. Which is pretty often!

i used to work at bunnings as said generally cheapest.
but shop around and make use of the price match, if you've got the time you'll be surprised how much cheaper some stuff is...

go to a direct supplier such as boral or CSR, their plasterboard prices will probably be cheaper then bunnings

they must have been paid on square meter rates and the contractor was a tight arse. usually if we have sheets left over we leave them on the job and the boss comes and picks them up later and puts them on another job. we still get paid for them, but ive heard of some people taking the extras off the job.

and yes, beer ALWAYS goes down well with plasterers. there is some stereotype that they are all drunks.. i dunno where that came from, but i know im not one lol

Sweet sweet... thanks for all the input guys...

I've been talking to a mate who is a plumber / almost a certified builder and we have roughed out a figure around 6G for getting this job done without cutting many corners.

The biggest issue is going to be plumbing.. running a sewage line...

Speaking of which... if I go the the council and ask for plans of the plumbing on the block they should be able to give me that yeah?

Their prices aren't all that much cheaper. From memory last time i bought a bag of base from bunnings it was 1.50 or 2$ more than boral,

Also with bunnings see if you have any mates with accounts and get their price. Also once you have a price for everything ask to speak to a manager and ask if they can do a better price, you would be supprised the markup on most items

lol, you use boral base? i cant stand that crap! i find it always furs/peals on the edges when running the box and its terrible to use with hand tools. only time i use boral products is when they give me freebies to try. last time i was given 2 buckets of finalcoat and it was so bad i gave a bucket away to someone lol. i use CSR base, i reckon its much better.. but each to their own.

Prepare to wait forever with council approval. I submitted building plans into council that had already been approved with a slight alteration. (House moved forward 1 metre on block.) Took them 3 months to reapprove. Took 8 months all up.

lol i should have explained better. I **** on boral base, my local boral sells csr base which is what I was referring to, aswell as its own crap. I only use csr base, much creamier and easier to work with and it doesn't go chunky after 20 mins.

Yeah... well see about that one...

I'm planning on starting to dig and frame in 2-3 weekends with or without their consent...

Be careful. All it takes is for a wanker neighbour to **** & moan to the council and they'll rip you a new one. Will also make selling if you ever chose to extremely difficult. I strongly recommend doing it by the book otherwise it will probably bite you in the ass!

I can probably help you with framing pine. 90x35 + some other sizes. Will be a ****load cheaper than bunnings. I am in Chelsea Heights.

^^^ Thanks.. i'll have to check out some prices and then I'll get back to you!!

Dad says he knows the owner of a timber place from when they were building their Offices in the factory so apparently he can get good prices.

In terms of the council, if they dobbed us in we would dob them in...lol...

Plus its a pretty big block so unless someon comes onto the property they wouldn't notice.

Plus we are retaining the Garage door and about 1/4 of the garage for storage so it will still look and function as a garage unless someone tries to park a car in it...lol

Its a 9x6 garage and we are going to convert 5.5x6 into a unit... I roughed out some plans the other night and it should work quite nicely.

Now I just have to get my plumber mate over so we can work out a sewage solution...

Thanks for the input guys! I will kee you posted on progress or issues!

sounds like boral base for ya lol. funny pat is, my dad is a contract manager for boral interior linings and his bosses always tell him that he should be pushing his subbies to use boral compounds. his reply was 'why? they all think its sht'
