Welcome
In cold weather thats normal till the engine has reached normal operating temperature which may take up to half an hour if its below zero. Your temp readings sound OK.

unless its literally pouring out its normal, like hako said.
part of the work the exhaust does (well the cat anyway) is turn unburnt hydrocarbons into carbon dioxide and water - usually the exhaust is that hot that it wont drip out as a fluid but evaporate into steam - but if its isnt up to operating temp yet some water will run out.
when you say "there always seems to be water/condensation" coming out, do you only do short trips? its probably a case of not being driven long enough to warm up the exhaust fully so it always seems to be doing this.

temp should not be always over half. mine struggles to get above a quarter, unless waiting at lights where it creeps to just below half. Are you losing any coolant? check under the engine oil cap to see if there is any creamy white crap. I just changed the inlet manifold gaskets on mine and they were rooted, and they were already replaced since factory.
