CSP, while tennants contribute to rent, they very rarely pay mortgages. I know our tennants cover around 50% of the mortgage on our properties. To cover it all I would have to charge one group $700 week.

True... But I have small mortgages that are easily covered by my tennants. I bought 3 places in Canberra for less than the price of one in todays market back in 1999 when the market was at record lows.

eg: one was a 3 bedroom, double garage place for $86,500. 15 min to the city in peak hour :D

Used equity to fully renovate it, plus buy two cars while I lived in it. Mortgage on that is just under $200,000 and it's worth about $350,000 today. Rented for $370 a week.

Got to see it today, very nice. I was surprised when you pointed out the non painted black plastic skirts, woulda thought they already would be painted from factory.
