We are in the pre covid crash era, shortly we will be in the post covid crash era.

Save your money and get ready to buy when the market comes crashing down. There will be a gravy period to buy property shortly, buying at the (almost top) of the market is never a good idea. Last crash we had was 2008, it happens every 10 years on average. We are overdue and when you add in the sustained economic implications of covid of this year and next year, its going to be bad.

everyone is always predicting a crash, this or that year. the demand for housing still exists so i don't see it.

Just jump on google, check out any graph of the economy from any country in the world over the past 100 years. Notice the trend, every 10 or so years, it crashes, sometimes bigger than others. The world has never seen an artificial economic interruption like this before, its scary. In saying that, it always comes back especially Australia given that along with NZ, are arguably the best place in the world to live.

rates are low and there are big govt grants.

The numbers have been crunched, in WA at least, that show, depending on the area and type of property, new house and land package builds could cost more than what their value will be on completion.

Last crash we had was 2008,

Despite the portrayals of the media and certain industry players, Sydney is not the Australian housing market.

Perth fall started around late 2015.....post mining construction boom.
